Sealcoating Preparation

Sealcoating a parking lot can seem like a hassle, but is widely considered to be well worth it. In some of our previous blogs, we’ve explained some of the benefits of sealcoating, all of which should greatly outweigh the risk of a full replacement cost. For sealcoating to be truly effective, the contractors must first repair blemishes in the asphalt surface that could cause disruptions in the new surface coating. This process is referred to as preparing the surface for sealcoating, and is of vital importance to the success of the maintenance.

Crackfilling Using Banding

Crackfilling, as it sounds, is the act of filling the cracks that exist in the current layer of asphalt. The first of the two known types of crackfilling is called banding, a process that involves using hot rubber to lay atop the crack. Banding is considered to be a temporary, more short-term solution to crackfilling, useful primarily as a cost-effective measure. While sealcoating can be applied over the top of banding-filled cracks, it is not recommended for best results.

Crackfilling Using Rout and Fill

The second, more effective method of crackfilling is known as “rout and fill” In this process, the contractor will rout (or grind) the crack to a half inch wide by at least a half inch deep; this creates a groove in the asphalt for the rubber to sit in. This allows the hot rubber (applied at 370 degrees) to adhere and bond to the sides of the groove. Then, the excess rubber is removed from the surface of the asphalt, leaving the material just slightly below the surface. At American Sealcoating, we only ever use the rout and fill method for its long-term usage and ability to stand up to the harsh Chicago winters; we advise you never use banding before or after sealcoating your asphalt parking lot.

It is also important to make sure the surface is completely cleaned off and cleared off to prevent debris from making its way into and under the new sealcoating.
